Construction from idea to keys: find and value a site, prove what you can build and whether it pencils, then plan, permit and manage the build, with the city and every trade partner on the same record.

SkaFld Site is in development. It is not available yet.

The problem

Deciding whether a lot or rebuild is worth doing takes weeks of scattered work: comps, zoning and hazard maps, code research, a buildable-area estimate and a pro forma in a spreadsheet nobody trusts. Once a project starts, permits, bids, budget, draws, change orders and inspections live in email and texts, and cost overruns are found too late.

Construction work is done with licensed partners who hold the contractor license. SkaFld Site shows estimates, not an appraisal or investment advice, and does not act as a broker.

How the work moves

  1. 01

    Find

Paste a listing or address; Scout and Signals surface lots, teardowns and rebuilds that fit.

  2. 02

    Value

Land comps by $/lot-sf, list-to-sale ratios and AVM cross-checks give a fair-value range.

  3. 03

    Check

Zoning, overlays, fire and geohazard zones, permit history and the buildable envelope from city, county and state maps.

  4. 04

    Model

Bear, base and bull pro forma: costs, financing, carry, exit, value ledger, Synthetic Balance Sheet and max land bid.

  5. 05

    Decide

Executability gate and a diligence list ordered by what moves the numbers; offer or pass.

  6. 06

    Plan

Design brief, permit application to the city, trade-partner and GC bids, lender term sheet.

  7. 07

    Build

Schedule, budget vs actual, draws, change orders, trade partners, and inspections booked and passed with the city.

  8. 08

    Exit

Sell, refinance or hold; outcome against the original model feeds the pattern library.
